As of early July 2026, the roughly four-acre block at 606 (and 620) 106th Avenue NE — the site of Onni Group's planned three-tower Onni 606 — has been fully cleared. The two buildings that stood on it are gone; Dickson Demolition took them down after the City of Bellevue issued the demolition permit, and the block has been graded to a flat dirt-and-concrete pad. What remains is a small cluster of staged heavy equipment — an excavator and dozers — sitting on the open ground.
The next phase, excavation, has not begun. Onni's plan calls for five below-grade levels holding 1,712 parking stalls, which means a deep dig on a downtown block. Two permits gate that work, and both were still in city review in mid-2026: the mass-excavation and shoring permit (21-134212-BV) and the below-grade structural permit for parking levels P2 through P5 (24-104362-BB). The below-grade permit has been held pending structural drawings and an ongoing peer review.
The timing gap matters. Onni representatives had pointed to a summer 2026 excavation start — Brendan Lawrence told a Bellevue Downtown Association breakfast the team was shifting from permitting into excavation and construction this summer — but with the enabling permits unissued, that start is uncertain. A cleared pad is not the same as a dig under way.
The financing is in place: a $53.5 million Wells Fargo construction loan was recorded the prior year. The four superstructure building permits — the shared podium (25-105052-BB) and the three towers (25-105181-BB, 25-105109-BB, 25-105295-BB) — remain pending, as expected, since the podium is built before the towers rise. For now the record shows a project poised at the edge of excavation, waiting on the paperwork that lets the machines start digging.
